What do I need to hook up my computer to the internet?

University Park falls UCIT. Although we do have wireless in the building, not all apartments have wireless access. Each apartment does have a data jack for every student. For information on how to set up your computer please read your UC handbook (given to you at move in) or call 556-HELP

What size are the beds?

Twin size extra long (80') bed in double occupancy bedrooms Full size extra long (80') bed in single occupancy bedrooms

Can additional furniture be brought into the apartment?

You may bring additional furniture into the apartment however you may not remove any of the current furniture from the room.

If I pay in full, do I get a discount?

No, paying in full is the same amount as making installments.

When is my first payment due?

The first payment is due on July 15th. After that, starting on September 1st, a payment is due on the first of each month.

Do I have to have a meal plan?

No. University Park does not have a meal plan option, however if interested you may purchase one through the University.

How many people live there?

UP has 750 beds and 288 units.

How do our rates compare to on-campus housing rates?

When comparing our rates to on-campus rates you must take into consideration many variables, including floor plan layout, square footage, furniture, utilities, and community amenities. Our leasing staff is available to discuss with you how our rates compare to other housing options and validate that our community offers you the best value for your money, as well as a great location and incredible amenities.

Will you send me a bill each month for rent?

We do not send bills or invoices. The front page of your lease dictates exactly when each payment is due.

If I am over 21, do I need to have a guarantor?

Yes, all leasees are required to have a guarantor.

Can I pay my bill with a credit card? Is there an extra charge?

You may pay your rent with MasterCard, VISA, Discover card, or by E-Check using our website. There is a convenience fee associated with using a credit card based on a percentage rate. The E-Check can be used for $0.99 per transaction. We will always accept checks, money orders, or cashier's checks without any additional fees. They can be dropped off in our business office or our 24 hour rent drop box located in the lobby of the north building. We do NOT accept cash.

Can I request an apartment or roommates?

As long as there is availability, we do our best to meet roommate and apartment preferences. Just fill out a preference card at our leasing office.

Is parking available?

There is an 1100 car parking garage located directly underneath University Park. However, this garage is owned by University of Cincinnati. Please call parking services to reserve a space, 556-2283.

What utilities are included in my rent?

Rent includes ALL utilities. These include: electricity, cable (including HBO), internet, heat, water, garbage, and sewage.

When do I put down a deposit?

We do not require a deposit but a one-time nonrefundable service fee of $250. However, the first installment is due July 15th before the school year begins.

When can I move in?

All move in times are from 8:30am till 5pm. Move in date for 2012: August 15th ALL of our leases end July 31st at 12:00PM (noon).

What if I need to cancel my lease?

Please read the lease carefully and be sure that UP is right for you before signing the lease. However, if something does come up, each situation will be handled on a case by case basis with our Community Manager.

Can I use my financial aid?

You should review any documentation concerning grants, loans, or scholarships with your parents and the financial aid office. Most loans that would cover on-campus housing should cover, or come close to covering, University Park Apartments.

What types of leases are available?

Fall 2012 lease term is for 12 months.

What types of apartments/rooms are available?

All apartments are fully furnished and have a full modern kitchen. The apartments we have are: 1 bedroom for 1 person with 1 full bath (460/sqft) 1 bedroom for 1 person with 1 full bath (545/sqft) 1 bedroom for 2 people with 1 full bath (545/sqft) 2 bedroom for 2 people with 1 1/2 baths (710/sqft) 2 bedroom for 4 people with 2 full baths(900/sqft)

How close to campus are you?

University Park is located adjacent to the University of Cincinnati campus. We can be found above the Calhoun Parking Garage and adjacent to the soccer field.

What is the cost per person for Fall 2012?

What are visitation hours?

Guests are permitted at any time provided that they are with their host at all times and not inconveniencing/disturbing roommates or other residents. University Park does not offer visitor parking. Guest must park on street or in appropriate garages.

Is there housekeeping?

There is no housekeeping for your apartments. There will be janitorial services for the common areas, hallways, and trash rooms.

Does UP have RAs?

Yes. RAs help with lockouts, noise complaints, social events, and leasing duties.

How will the washers and dryers operate?

Bearcat card and coin operated.

Is alcohol allowed?

UP follows all Ohio state laws. There is no alcohol allowed in common/public areas regardless of age.

Is smoking allowed?

University Park is a completely smoke free building.

Are pets allowed?

We allow a 25 gallon aquarium for FISH ONLY. No other pets allowed.

Is the cost per person?

Yes.

If I sign a lease does that hold an entire unit?

No. All of our leases are individual leases, we lease per bed.

Is University Park considered on-campus housing?

No, U.P is considered off-campus University affiliated housing and is managed by Allen & O'Hara Education Services, LLC, a subsidiary housing company of Education Realty Trust, Inc.

Do I have to be a UC student to live here?

You need to be a student, faculty, or staff member of any Ohio state supported school. UC and all off-campus branches are included along with Cincinnati State.

Can I live here as an incoming freshman?

Yes, as long as you live within a 50 mile radius.
